Newer, more open subdivisions — less moss, more concrete and composite, and the cleanest results per hour.
Bothell straddles the Snohomish–King county line and is, by our standards, the easy one. Much of it was built from the 1990s onward in relatively open subdivisions — Canyon Park, North Creek, Queensgate — with young landscaping and far less mature canopy than Shoreline or Edmonds.
More sun on the roof means slower moss growth. Newer construction means fiber cement and modern vinyl rather than cedar and hundred-year-old paint. The result is that a Bothell house wash tends to produce the most dramatic before-and-after per hour of work on this list.
Less moss, but more of everything else
The tradeoff for open subdivisions is hard surface. Bothell homes have big driveways, wide walkways, patios, and often a second parking pad — considerably more concrete per house than an older Everett lot. Concrete in this climate greys and grows algae in the expansion joints regardless of how much sun the roof gets.
Newer neighbourhoods also mean composite decking rather than cedar, which is its own category. Composite will not rot, but the textured surface grows mildew in its grain readily — often more visibly than real wood — and it must not be pressure washed, because composite scars permanently under pressure.
Roofs still need attention, just less often. A well-exposed Bothell roof can often go three to four years between cleanings where a shaded Shoreline one wants two.
Fiber cement, vinyl and the joints in between
Fiber cement — HardiePlank and similar — is the dominant siding on newer Bothell homes and is genuinely durable. Its face handles washing well; its vulnerability is the cut ends and joints, which is where water gets in. We work those carefully rather than treating the wall as one uniform surface.
Modern vinyl is forgiving but it laps, and water driven upward under a lap has nowhere to go and no realistic chance of drying out. Low pressure, working downward, always.
The other Bothell-specific factor is HOA and community standards in the newer developments, which tend to be stricter about visible exterior condition than older neighbourhoods. It is a common reason people book here before it becomes obviously necessary.
