The established neighbourhoods — Alderwood Manor, Cedar Valley, around Scriber Lake — have decades-old trees, and their roofs behave accordingly: real moss, heavy autumn gutter loads, and shaded north elevations that green up within a year of cleaning.

The newer developments have almost the opposite problem. Little shade, so slower moss, but large expanses of new concrete and composite decking that show every mark, and owners who notice sooner.

Lake Serene and the Martha Lake area sit somewhere in between, with enough tree cover to matter and a mix of older and newer homes on the same streets.

Split-levels, and the part everyone forgets

Lynnwood has a lot of split-level and tri-level homes, which are more awkward to clean than their size suggests. Multiple roof planes meeting at different heights create valleys where debris collects and stays wet, and those valleys are consistently the mossiest part of the roof.

They also produce more gutter run per square foot of house than a simple rectangle does, with more corners and more downspouts for needles to pack into.

The part most often forgotten across all of it: soffits, fascia and the underside of the eaves. They are usually the greenest surfaces on the building and the least visible from the street, so they get skipped. They are included in a house wash here.
