Mill Creek is different from everywhere else we work in one specific way: much of it is master-planned and HOA-governed, and appearance standards are actually enforced. A good share of our Mill Creek calls start with a letter from an HOA rather than a homeowner noticing moss.

That changes the timing more than the method. People here tend to book before the problem is severe, which is genuinely easier work and a better result — a roof caught at the algae-staining stage is a much lighter job than one with established moss mats.

Mature planted landscaping, close to the house

Master-planned neighbourhoods were landscaped at build and that planting is now decades old. Mill Creek homes routinely have substantial mature beds tight against the walls, ornamental trees close to the roofline, and irrigation running daily through the dry months.

All three matter for us. Beds against the house take real time to protect properly — soaking and covering before any solution goes up — and we would rather spend that time than replace a mature specimen plant. Overhanging ornamentals drop directly onto the roof and into the gutters. And daily irrigation is the most common source of the mineral spotting we find on ground-floor windows, where a sprinkler head has been hitting the same pane for years.

That last one is worth fixing at the source. Cleaning the glass works; leaving the sprinkler aimed at it means it returns within a season.

Pavers, and the mistake that costs the most here

Mill Creek has more paver driveways, walkways and patios than anywhere else we work. Pavers themselves are hard-wearing and clean up well — the problem is the joint sand between them.

Too much pressure blows that sand out, and once enough of it is gone the field destabilises and pavers begin to shift. It is the single most expensive mistake available on a Mill Creek property, and it is entirely avoidable with lower pressure and re-sanding afterwards where a lot has come up. We would rather do that than hand back a driveway that looks clean and moves underfoot.

Siding is mostly fiber cement and good-quality vinyl on the newer sections, with some cedar accent work on the Country Club homes that gets the gentler cedar treatment.
