Salt air off the Sound, and west-facing exposure

Edmonds runs down to the water, and the homes with the views pay for them in exposure. West-facing elevations take weather off Puget Sound directly, and the salt in that air is hard on finishes — it accelerates paint failure, dulls window glass, and leaves a film that ordinary rinsing does not shift.

That west-facing glass is why window cleaning comes up more in Edmonds than anywhere else we work. A water view is the reason people bought the house, and salt film flattens it. It is also worth knowing that persistent spotting on seaside glass is sometimes mineral deposit bonded to the surface rather than dirt, which needs a specific treatment rather than more washing.

The sheltered inland pockets — Westgate, Firdale, parts of Perrinville — behave more like Lynnwood: standard Puget Sound moss and algae without the salt component.

Cedar, and the second-most-common mistake

For cedar siding, decks and fences we use a weaker solution, a shorter dwell and a much more thorough rinse than vinyl needs. Cedar also carries natural tannins that can bleed and darken the wood if the wrong cleaner is used, which is a subtler failure than furring but just as visible.

The second mistake we get called to look at is sealing a cedar deck too soon after cleaning. Wood that feels dry on the surface holds water well below it, and sealer applied over that will not penetrate — it sits on top and peels within a season. After a wash, cedar needs a genuine dry window, which in Edmonds means watching the forecast rather than the calendar.

Downtown and the Bowl have a good share of older painted homes as well, where the judgement call is the same as in Everett: cleaning improves a tired finish, but it cannot replace one.
