Permanent shade is the whole story here

Moss needs moisture and the absence of sun, and a shaded Shoreline roof supplies both year-round. Where a roof in an open Bothell subdivision might need attention every three or four years, the equivalent roof under Shoreline canopy can need it every two — and it will have thicker mats when we get there, not just staining.

Thick moss changes the job. A four-inch mat has to come off by hand before any solution is applied, because treating the top of a mat just wastes product on something that will not penetrate. The less good news is that shallow pitches shed water slowly, so debris sits rather than washing off, and wide eaves keep the walls beneath them permanently shaded. Soffits and fascia in Shoreline are reliably greener than the walls below them, and they are the part most people never look at.
